About IIC / STC ratings: the sound ratings a building requires apply to the whole floor assembly (concrete slab + underlayment + flooring), not the flooring product alone. Underlayment has the biggest effect on IIC, and rubber or cork generally outperform foam.

    A line-by-line quote, with the service agreement and work authorization signed in one meeting.

    We prepare and submit the required documents. Work starts once approved.

  5. Build & supervise

    We coordinate the trades, inspect on site regularly and share progress photos.

  6. Handover

    Final walkthrough, deficiencies fixed, warranty information handed over and the home cleaned.

Questions we hear often

Is the home assessment free?

Yes, the first visit is free. We learn what you need, measure and photograph the space, then give you a design direction and a detailed quote.

Do you do the construction yourselves?

Aquasky Studio is a renovation design and project management consultancy. We handle design, planning, contractor selection, quality control and approvals. The work itself is done by licensed contractors, and each party's responsibilities are set out clearly in the contract.

Do I need Strata approval to replace condo flooring?

Most buildings require an application first, usually with a scope of work, product specs, acoustic test reports and the contractor's insurance certificate. Bylaws vary by building, so we check your building's rules before anything else.

How much should I renovate before selling?

More isn't always better. We review the home with you and your realtor and focus on what shapes buyers' first impressions, such as paint, lighting, flooring and staging, while keeping cost and time in check.

How long does a typical project take?

It depends on scope and approval times. A partial refresh can take a few weeks; whole-home renovations and work that needs Strata or city approval take longer. Every quote includes an estimated schedule.

How do you charge?

Renovation costs and our project management fee are listed separately. After the home visit, we give you a line-by-line quote based on the scope of work. Payment is usually made in three stages: on signing before work starts, at the mid-project check, and after final inspection.

What if something goes wrong after completion?

Workmanship warranty terms are written into the work authorization. If you find an issue after handover, contact us directly and we will coordinate the contractor's repairs.
